If you're an individual broker or a small brokerage in India, don't try to outrank 99acres, MagicBricks or Housing.com on "flats in Bangalore." You can't, and you don't need to. The searches a broker can win are narrow: a specific locality, a property type and a budget ("2 BHK in Kharadi under 90 lakh"), plus the map pack for "property dealer near me." Win those with a verified Google Business Profile, one real page per locality you work in, your own RERA agent number shown where buyers can see it, and a WhatsApp button that works.

Why can't a broker compete with the property portals on big searches?

The portals own the broad searches because they hold millions of listings and years of links, and a solo broker's site holds a few dozen listings at most. That isn't a reason to skip SEO. It's a reason to pick different searches: the ones with a place name and a buyer detail in them, where a portal's generic city page is a poor answer and your local knowledge is a good one. A buyer typing "3 BHK near Wakad bridge ready to move" wants someone who has walked those buildings. That's the gap.

Which searches should a real estate agent actually target?

Target the combination of locality, property type and a buyer detail, because that is where a small site can reach page one. Think "2 BHK flats in Kharadi under 90 lakh," "resale flats in Indiranagar," "plots near Devanahalli airport," or "rental flats near Hinjewadi Phase 1." Add trust searches that a nervous first-time buyer types: "is [project name] RERA approved," "[builder] RERA number," "stamp duty in [state]." You won't win all of them. Pick the five to ten localities where you've closed deals in the last year and build around those, instead of spreading across a whole city you barely know.

What should a locality page contain?

A locality page needs facts a portal doesn't have, written by someone who knows the area. Open with who the locality suits (families, working couples, investors), then cover the price range you're seeing for 1, 2 and 3 BHK, the projects you know well, travel times to the offices and schools buyers ask about, and one honest drawback such as water supply or traffic at certain hours. Finish with your phone number, a WhatsApp link and your RERA agent number. Give every locality its own URL, like /flats-in-kharadi, and don't clone the same page with the place name swapped, because Google treats those as thin duplicates and often won't index them.

Keep the numbers current. A locality page quoting last year's rates is worse than no page, since the buyer calls, hears a different figure and loses trust before the conversation starts. Put a "prices checked in [month]" line on it and update that line when you re-check.

Where does the RERA number go, and which one?

Show your own RERA agent registration number, not only the builder's project number. Under Section 9 of the RERA Act 2016, an agent can't facilitate a sale in a registered project without registering, and Section 9(5) says the registration number must be quoted in every sale the agent facilitates. Promoters have a separate rule: Section 11(2) requires their ads to carry the project registration number and the regulator's website address.

Individual states add their own advertising rules on top. Maharashtra's rules, for example, require an agent to quote their registration number in advertising and marketing documents along with the project's number. We couldn't find an equivalent agent-number rule in Karnataka's rules, though its regulator expects the project number on ads that agents publish. Rules change, so check your own state regulator's current circulars before you print or publish anything. As an SEO matter, a visible agent number, linked to the regulator's page where you can, is also a trust signal for the buyer who is deciding whether to call you or a stranger.

How do you set up Google Business Profile as a broker?

Set up a profile for your office with the category "Real estate agency" or the closest match, and fill in every field. Use the address buyers can actually visit, because Google can ask you to verify it by video or postcard. List your service areas as the localities you work in, add your opening hours, and upload real photos of your office and the buildings you handle rather than stock images. Ask each buyer you close with for a review that names the locality, since reviews that mention a place help you show up for that place.

Keep your name, address and phone number identical on your site, on JustDial and on every directory, because mismatches are a common reason local rankings stall. We cover the exact steps in Google Business Profile optimization for India, and the listing side in local business citations in India. If your profile isn't showing at all, this checklist for missing map listings is the quickest diagnosis.

Why does WhatsApp matter more than a contact form?

Most Indian property enquiries start on WhatsApp, so the click-to-chat button should be the main call to action on every page. Use a link in the form https://wa.me/91XXXXXXXXXX?text=... with a prefilled message that names the page ("Hi, I'm interested in the 2 BHK listings in Kharadi"). That one detail tells you which locality page produced the lead, which is the only way to know where your SEO effort is paying off. A form that sends an email you read tomorrow loses the buyer who messaged three other brokers tonight.

What does the technical side need to get right?

Property sites are photo-heavy, so the common fault is slow pages on mobile. Compress every image before upload, serve modern formats such as WebP, and don't autoplay video above the fold. Give each listing a unique title that includes the property type, locality and city, not just "Flat for sale." Add RealEstateAgent or LocalBusiness schema markup so Google and AI assistants can read your name, area and contact details. And check that your listing pages are in the sitemap and not blocked by a robots rule left over from a site redesign. A free SEO audit checks most of this in about a minute.

Will ChatGPT or Perplexity recommend you?

AI assistants answer questions like "which broker handles resale flats in Indiranagar" from the same public signals Google reads: your pages, your profile, your reviews and how consistently your details appear across the web. Nobody can promise that an assistant will name you. What you can do is make sure you're readable and not blocked, and check how AI search currently sees your business before paying anyone to fix it.

How much does real estate SEO cost, and should you hire an agency?

For a solo broker, the profile, a handful of locality pages and the WhatsApp setup are work you can do yourself over a few weekends. What takes sustained effort is keeping prices fresh, answering reviews and adding pages month after month. If you'd rather not pay a full agency retainer for that, what SEO costs in India lays out the range, and tools such as RankAgent run the site checks for ₹2,499 to ₹9,999 a month. That won't write your locality pages or knock on doors for you, and an agency that actually visits the projects and shoots video will do things software can't. If you run SEO for several brokers or builders as a freelancer, the Growth plan at ₹4,999 a month covers three client sites with white-label reports, and the sample client report shows what they'd receive.

Where should you start this week?

Start with the profile, then write one locality page for the area where you close the most deals, then add the WhatsApp link with a prefilled message. Run an audit after that so you know what's still broken before you build page two.

Frequently asked questions

Does a real estate agent in India need SEO?

If you rely on referrals alone, SEO isn't urgent. If buyers search before they call, as most do, a verified Google Business Profile and a few locality pages put you in front of the ones searching for your area and not the portals' generic city pages.

How do I do SEO for a real estate website in India?

Create a separate page for each locality you work in with current prices, projects and travel times, set up a verified Google Business Profile, show your RERA agent number, keep your name, address and phone number consistent across directories, and make WhatsApp the main call to action.

Which RERA number should an agent show on their website?

Show your own agent registration number. Section 9(5) of the RERA Act requires agents to quote it in every sale they facilitate, and some states such as Maharashtra also require it in advertising. Show the project's RERA number too. Check your state regulator for the current rule.

How long does real estate SEO take to work in India?

Map pack results can move within weeks once a profile is verified and complete, while organic locality pages usually take months to settle. Neither is guaranteed, and an agency that promises a number-one ranking in 30 days is a red flag.

Can I compete with 99acres and MagicBricks on Google?

Not for broad city searches. You can compete on narrow ones that combine a locality, a property type and a budget, where local detail beats a generic portal page.

How much does SEO for real estate agents cost in India?

Doing the basics yourself costs only your time. Software for ongoing site checks starts at ₹2,499 a month with RankAgent, and agency retainers vary widely, so ask any agency exactly which pages and fixes the fee covers.
